As an owner you have many options for your garage some of the variables can dictate what can be done in a garage:
  • age of slab and the quality of the slab
  • is there water coming through the slab
  • is the slab oil soaked or stained
  • does if have a cure n seal or other sealer or coating on it currently
Based on variables of the slab the other question we ask homeowners is what they are envisioning there project to look like. What budget do we need to work with in, how durable do you want the floor to be when it’s done.

We offer many types of floors from concrete polishing to industrial grade floor coatings that are up to a half-inch in thickness. The most poplar floors are the flake or quartz system in a garage. They come in an array of colors which allows us to customize our products to you as the customer.
Yes, if you around cars, jets, etc. that you have a risk of spills of acidic type products or if you would like to change the area to a lighter color; we would recommend a coating. If you like the look of concrete, minimal maintenance, cost effective and long-life cycle. We would recommend the concrete polish.

Typically, a DIY coating purchased at a box store is geared towards a quick fix solution. They skip the most crucial element of a coating and that is the surface preparation of the substrate.

The other aspect of the DIY system is the quality of the products in the kit from the big box store. Those materials could fail to penetrate and bond to surface and they may also discolor and deteriorate prematurely over time. In most DIY Coating material kits, there is usually a minimal amount of material, so the coating thickness is lacking which gives the coating its wear surface longevity.

The other thing the DIY systems don’t do is address the cracks and joints in your concrete.

Rollinger Companies provides industrial grade products even on residential applications, we use a mechanical means of preparation of the concrete slab. Which meets the ICRI Concrete surface preparation (CSP) Requirements of the coating. This is crucial in order to allow the coating to penetrate and bond to the concrete, which holds the entire coating in place during its life cycle. In most cases our coatings are thicker providing longevity, durability, and a longer life cycle. At Rollinger companies, we also address your cracks and joints, so your floor is seamless when we are done. This prevents water and debris from getting under the slab and coating, which can lead to a premature failure.
In most cases a coating is cleaned with a mild detergent, water, and mop, for harder grime in some cases they can be pressure washed or sprayed with a hose. If you choose concrete polishing, we provide a cleaner that is mixed with water and is used on your polished surfaces.
In choosing between a concrete polish or a coating. It comes down to owner preference and what the end goal you are trying to achieve. There are multiple pros and cons to each system. Our professional staff can help you achieve the right system for your goals.
All of the walls and adjacent substrates are taped off and protected. We then prep the floor joints in the slab and mechanically prep the floor or walls. We than prep for installation of your floor system you have chosen. Once the systems have been completed and cured, we pull off all of the protection and clean up.
This depends on the coating and scope of project, for most garage style projects, generally the process takes 3-4 days. There are faster systems out there, however we just have found our systems to work best for our end results.
Our goal is to offer coatings that last 10 plus years with minimum to no maintenance but this will depend on the coating selected. We guarantee our coatings to never peel from lack of prep or quality of coating. We believe in doing it right the first-time philosophy. This minimizes our call backs from what we feel is a subpar material. Those same techniques are used today to assure our customers that they are getting the best products.
Our focus is to recommend products that have commercial or industrial strength for all our projects including residential. We use two exclusive suppliers as we have years of documented history with their performance.
All our floors are done by mechanical means either by grinding or shotblasting.
We ask that it is removed and stored else where prior to our arrival, in some cases our trailers may be available to serve as a storage unit while we are onsite.
We are required to use a vacuum system on our equipment while we do the preparation, incidences happen and some dust will escape, very minimal.
Cost is based on coating chosen and scenario being installed in. We assure you we have a system and budget for most applications.
In most cases we require a deposit of 50% prior to starting this allows us to order materials and supplies, the remaining balance (50%) is due upon completion or day we are cleaning up.
